Who builds your ADU
Aguila Construction Inc builds ADUs in Simi Valley under CSLB B license 925152, issued in 2008. How a job runs and how to check any contractor.
Aguila Construction Inc is a Simi Valley corporation holding California contractor license 925152 in the B, General Building classification. The license was issued November 20, 2008, and the CSLB record showed it current and active through January 31, 2027 when it was checked on October 5, 2026.
Paul Aguilar is the qualifying individual on that license, which means he is the person legally responsible for the work. When you call about an ADU, you talk to him, he visits the lot, and he signs the contract.
How an ADU job runs with Paul
The first visit is about the lot, not a sales pitch: where a unit fits, where the sewer and electrical service run, slope, trees and access for equipment. From there you get a written scope and price, a payment schedule tied to stages of finished work, and a realistic timeline that includes City review.
CSLB publishes a sample ADU payment schedule that is a good benchmark for any bid you receive, ours included.
| Stage | Share |
|---|---|
| Mobilization | 5% |
| Demolition, site prep | 10% |
| Foundation | 10% |
| Framing | 15% |
| Mechanical, electrical, plumbing rough-in | 15% |
| Roof, exterior wrap | 15% |
| Insulation, drywall | 10% |
| Floors, tile, cabinets | 10% |
| MEP and carpentry finishes | 5% |
| Final inspection | 3% |
| Key handover after punch list | 2% |
Why the license class matters
CSLB's ADU guidance is direct: B General Building contractors can build or install ADUs and may subcontract specialty work. Specialty contractors such as electricians or plumbers generally cannot manage a full ADU build. An ADU touches foundation, framing, roofing, plumbing and electrical, so the general building license is the one that fits the whole project.
Check us, and anyone else you are considering
Look up any contractor at cslb.ca.gov before you sign. CSLB recommends getting at least three bids, asking for references on similar work, and being wary of unlicensed operators offering cash deals or vague estimates. Our license number is printed on every page of this site so you can do exactly that.
We work in Simi Valley first, including Wood Ranch, Big Sky, Madera, Rancho Simi, Santa Susana and the Texas Tract, and take ADU projects in Moorpark, Thousand Oaks, Westlake Village, Agoura Hills, Chatsworth, Porter Ranch and Northridge.
Questions homeowners ask
Is Aguila Construction licensed to build ADUs?
Yes. Aguila holds CSLB license 925152, class B General Building, which CSLB says covers building or installing an ADU. Verify it yourself at cslb.ca.gov.
Who will I actually deal with?
Paul Aguilar, the license's qualifying individual. He handles the site visit, the contract and the coordination with the City through final inspection.
Where is Aguila based?
Simi Valley. The CSLB record lists a Simi Valley address, and Simi Valley jobs come first. We do not publish the street address because we meet you at your property.
How do I compare your bid to others?
Line up the scope, the payment schedule and the timeline side by side. A payment schedule that runs ahead of the work, or a request to prepay large sums for plans and permits, is the warning sign CSLB describes.
